Greece and Europe
Vanuatu passport and Greek residence a fast start for life in Europe
A Vanuatu passport has no visa-free access to Europe, but it opens the door to residence. Get the passport in 2-3 months while choosing a property in Greece alongside it.
Two routes to residence in Greece
Buying a home
With a Vanuatu passport you can apply for residence by buying property. A reservation and deposit can come before the passport; the deal and filing use the Vanuatu passport.
- 400 000 € - most of Greece
- 800 000 € - Attica, Thessaloniki and large islands
- 250 000 € - properties converted from commercial to residential, and restored monuments
Income from abroad
Residence for financially independent persons, with no purchase needed. A 3-year card that can be renewed. An adult child files their own application.
- From 3 500 € a month for the applicant
- Spouse: threshold 20% higher
- Each child: threshold 15% higher
- Income is shown with a 6-12 month history
For Russian citizens on the income route, we first check whether the application will be accepted and whether income from Russia counts: Greek lawyers verify this.
Purchase tax from 1 July 2027
The tax is 3% today. The Greek government has announced that from 1 July 2027 it will be 15% for buyers from outside the EU. There is no law yet, but under the announced rules this also covers purchases for residence.
- Deal before 1 July 2027, 3%
- 12 000 €
- Deal after, 15%
- 60 000 €
- Difference
- 48 000 €
Excludes the municipal surcharge of 3% of the tax amount. To pay 3%, the notary deal must close before 1 July 2027, so we choose and reserve the property in advance.
